Three kinds of work, all of them taken from first sketch through planning to a finished building. Architecture and chartered planning sit in the same practice, so the planning strategy is decided alongside the design rather than after it — which is usually what decides whether a scheme is consented.

Refurbishment by Studio Basheva

Refurbishment

Reworking what is already there — from a single floor to a house stripped back and rebuilt inside. We work on listed buildings and in conservation areas, and the planning strategy is set before the first drawing.

Extensions by Studio Basheva

Extensions

Rear, side return, wrap-around and loft extensions, mostly on Victorian and Edwardian terraces. The constraint is nearly always daylight: how to add depth without making the middle of the house dark.

New builds by Studio Basheva

New builds

New houses in London and villas on the Costa Blanca. Two very different briefs: one shaped by neighbours and daylight, the other by sun, shade and outdoor living.

How we work

Every project is run by Kathy Basheva directly, from the first meeting to completion on site.

We work through the RIBA stages, from the initial brief to completion on site. Kathy Basheva is an ARB-registered architect, a RIBA member and a chartered planner (RTPI), and every project is run by her rather than passed down.

On fees, there are two numbers: our fee and your build cost. Our fee is a percentage of the build cost, split across the stages — roughly 35% to planning, 45% to detailed design, 5% to contract administration and the remainder across the construction phase. We also advise holding 8–10% of the build cost back for the unforeseen.

Our fees page sets out the full stage split, what moves it and what sits outside it. The FAQ answers the questions we are asked most often, including costs, timescales, conservation areas and what happens if you change your mind partway through.
